Redevelopment of shabby block into modern student apartments

Before we renovated the property, 16 Grinfield St, was a small block of flats built in the 1960’s, in urgent need of investment and modernisation. Situated close to the city centre and university campuses, this building was ideal for redevelopment into a range of modern, stylish student flats catering to groups of different sizes.

By incorporating previously un-utilised external space surrounding it, we were able to quickly convert the building to include 18 individual flats with a total of 71 bedrooms. These include one-bed studios, plus 4, 5, 6, 7 and 8-bed flats enabling the building to cater for the most popular group sizes

The Process

Inspection revealed that the original building was structurally sound and would not need to be demolished and fully rebuilt. This meant that building work could start while students were still living in the property removing the need to have the building fully vacant at any stage of the refurbishment program. Initial work involved constructing 2 new-build wings to either side of the existing building, then adding an additional floor before finally wrapping the building as a whole in a new Zinc façade to achieve a contemporary, stylish look to complete the project.

The Result

Completed in under 18 months, the project was finished in time for the 2020/21 academic year, achieving full occupancy. Following the development, Grinfield Street has seen a significant increase in its valuation compared to its previous state and is now popular among students in the area.
