Some advertising terms to be wary of

Whilst lots of landlords and accommodation providers advertise ‘all inclusive’ rent, or rent with ‘bills included’, it’s important to be careful and check the definition of certain terms when they’re used to advertise properties. What looks like a good deal may not be so sweet in reality, so here are some terms that we’d always suggest you ask some follow up questions about!

Bills included Sometimes bills included means some bills only. For instance, gas and electric may be included, but water and internet are not. There’s nothing wrong with policies like this, but it’s important to check and be clear before you sign about what is and isn’t included so that you can budget for any additional costs which may crop up at the end of your tenancy. We advertise that utility bills are included, and we literally mean all of them. Your rent covers gas, electricity, water, broadband, and even your TV licence.
Unlimited bills Some landlords may include bills up to a certain usage cap and then charge extra if you exceed this cap. If this is the case, be sure to find out what the limits are and stay in contact with the landlord to confirm if you are exceeding these limits or not. If so, be prepared to set aside some money for the end of the year to settle any overage fees. When we say unlimited, we mean unlimited. There are no caps, fair usage clauses or fuel allowances. If you want your heating on all day, we guarantee that it will not cost you any more than your agreed rent amount.
Maintenance service Many private landlords are reliant on external contractors for repairs. Some even opt for cheaper labour over skill or service, meaning that you wait longer or it takes several visits for issues to be properly resolved. Ask landlords about their processes and average repair times. We have a team of three full time maintenance staff, Mike, Craig and Carl, who are dedicated exclusively to our tenants and our properties. Our head office team categorise issues as they are reported to ensure that all repair and maintenance work is completed and prioritised appropriately. Each category has a specific, pre-defined target timeframe to resolve and in many cases, we resolve ahead of schedule. Craig is a Gas Safe Registered engineer, meaning that we can even respond to gas-related emergencies with no need to rely on third parties.
Internet included Check the provider, the speed and position of the router(s) in the property. For larger properties, wifi repeaters will be necessary to ensure that you can get the benefit of the internet if your room is on the top floor. Many providers implement usage caps which landlords are in turn bound by, so be sure to ask about this and the wifi coverage throughout the house. All of our properties come with unlimited, uncapped ultrafast Virgin Media broadband which has average download speeds of 108Mbps. We install wifi repeaters to ensure good signal coverage throughout the property, so you can binge watch what you like on Netflix, unhindered by patchy signal or usage caps.
